I'm not sure if you are in a "disclosure" state meaning that it's public record as to what you paid for the land, but sometimes there is a psychological hurdle where if the builder/buyer knows you got it at a good price, they aren't excited about helping you make a quick/fat profit, not that there's anything wrong with that, but some of those local custom homebuilders are very territorial about certain neighborhoods and thus a bit entitled.

Nontheless with what I see, I feel holding is the best bet for you as an LTR and trim the expense fat, but if you can recapture a potion of your equity (even at a loss) if LTR doesnt prove viable, move the money else where.

In that timeframe, the real estate market in the Riviera Maya has been red hot so this is pretty bad.The developers and the promotors of these deals (who get paid fat commissions to sell them) might be the only ones who will make (serious) money there.

I would not pay 5k up front plus 400 a month until you can explain in plain English how the Vault beats just keeping a fat cash reserve and buying more deals, because whole life as a banking system can work for a narrow set of people but it is expensive early and you are mainly buying liquidity and guarantees, not high returns.

Train with the one thing you have with you all the time FIRST and then go to external weapons if you like.I hear all the time from some 400 pound fat guy they have a gun and go to the range once a week but if they walk more than 20 feet they get out of breath.
