Then I either re-stain the old fence myself or hire someone to stain it.

Personally, I don't care which one they prefer, I'm not replacing carpet and treating stains.

For example if you put in brand new carpeting ten years ago, you probably won't be able to charge them for stains when it would need to be replaced anyways.

We are power washing the exterior and porch (and staining it), fixing gutter downspouts, removing trash from the property, putting up exterior lights and security cameras, getting lead certifications, etc.

Not 1 inch of wall was without marks and stains, and I do mean stains like dip your hands in fryer grease and spend a week rubbing down the walls. 

I'm kind of a clean freak so I can share a few things I like on a personal level that were mostly found on tiktok from STR cleaners: -Sprayway glass cleaner: works great and inexpensive too-Odoban: like a Febreze, my former home housekeeper used it, it has a scent which I really like -Rocco & Roxie for pet stains-Weiman Stainless steel cleaner for fridge, microwave etc.
