I don't bother charging guests for stained linens (have had very little stains my cleaner can't get out), and haven't had much other damage besides some from dogs, and I charge a $150 pet fee to cover that.

obvious damage like dog chewing on moldings, stains from wine spill on carpet, and fist thru wall, are not normal wear and tear.

For condition, I treat every house like it needs more work than the photos show until a local inspector and a quick live video walk through prove otherwise, and I always ask for close ups of the roof, plumbing under sinks, the electrical panel, foundation cracks, and any water stains.

We rotate the sheets between our spare sets.If they get stained that is sooner.

@Krissie ReinertsonHey Krissie, when screening from photos, some quick red flags I look for: roof stains or sagging, water damage or foundation cracks, old or missing appliances, outdated or damaged bathrooms/kitchens, and major exterior issues like siding or windows.
