If you don't have color in your house, add it in your images (example in comments).

I would say only 1/2 would make it thru their quality check for size and color.

You can make quick notes and checklists, and you can color-code the entire note to organize your tasks visually.  

(Just like most Realtors, us brokers know this too.)The legit wholesalers take it internally and flip houses themselves.

@David Proffitt - Yeah that bridging problem is exactly what I struggled with too.

Depending on your price point, you may not need to have brand new HVAC, electric, and plumbing--just functional and reliable.The best bang for your buck is to update colors and styles. 

They had brought in a "speaker" that was incredibly unprofessional with a pitch like "I was working a menial job this time last year, but I discovered the secret to real estate riches and for $10K I can show you how too."

Some of the gnarliest evictions are foreclosure evictions too.

So ugly but nobody else is using that color scheme!
