I haven't applied for a loan in years, but from my experience of buying properties of people who had a balloon payment, and who ended up losing the house because they couldn't pay the balloon when due, I see balloon payments as a "trick" to wind up with the house.

The trick is to find the right number.

Make sure you are SUPER efficient with your script and attempt to differentiate yourself from the crowd of one-trick-pony agents that just want the listing.

There is a saying that every house has its price - the trick is to make sure you hit it out of the gate so you get a quick sale and move on.
