I have a Realtor that says he has many leads 30-60 days late but no time to market to the owners. He asks if I have any thoughts on these leads. How should I handle this? I want the leads but I'm not sure what he would want from me $$$. Thanks, Herbster

Probably the easiest thing is to perform the short sale and have him be the Realtor listing the property. You get the paperwork signed, do the negotiating with the bank, make the profitable transaction however you do it, and he earns a commission when the property is sold.

What is your plan with the leads?

Are you looking to buy and quickly flip?

If that's the case its best for the agent to work as your agent on transaction 1 so he can also get a commission on the 2nd transaction.

These days you do not want the agent taking the listing for a distressed seller and also realizing a gain on a 2nd investor sale on the same property.

    Herb,

I imagine what he wants is the listing if the lead turns into a short sale.

Good luck Herb. Just make sure you read up on all the rules involved in flipping short sales...as you do not want to be caught on the wrong side of the law.

Whats your plan for marketing to these leads and what info. is provided. Will you be sending mailers / door knocking / cold calling ?? Sounds like a great list to have.
