I'm a newbie, still studying the market, and learning. I have gained a wealth of knowledge and I am pretty much ready to start investing in the Atlanta market. I would like to know where I could find a good sample business plan.
Take it from someone who has experienced the school of hard knocks. Run the numbers for your plan and the run numbers for if your plan doesn't work. Can you afford to carry a property if you can't rent for a few months, etc.
There is an awesome book on real estate, What Every Real Estate Investor Needs to Know About Cash Flow. It has what you need for your calculations. Also The Millionaire RE Investor is an excellent book.
