Does land trust help an investor in the title seasoning issues? I keep hearing different things. Can I get an answer from someone with experience?

What's the difference between a LLC and a Land Trust?

I know what a LLC is but am not sure what a Land Trust does and how it varies from a LLC.
Why would you use a LT over a LLC?

If the deed clearly ststes the duties of the trustee, everything gets real simple

I do a lot of short sales and I know that because of the seasoning issues I will now need to get the deed as soon as I meet the owner. That way by the time that I have the end buyer ready to close the 90 day seasoning is over, but right now I have a few deals that I am working on that I didn't do this and I am scrambling trying to find a way around it. Does anyone think there is a way you could put the original owner and the end buyer on the land trust together? That way there is no break in title.
