These are required (by most states laws) to be published at least XXX amount of time before the sale.
Some Counties will not allow you to put your name on any kind mailing list.
My question here is has anyone tried to compile a list of the local "legal" newspapers that these sales are advertised in?
Since most papers are now on line it seems that this would be an easy way to quickly get any list quicker than having it mailed to you or going down to the courthouse and getting it from whomever.
We've been working on such a database/ website. If the county usually posts the list on their website, we'll link to it. If the only source for the list is the newspaper, we'll try to link to it.
Also, links to parcel searches, GIS (mapping tools) and Records research tools for each county.
I'm kind of new at this tax sale stuff. However, I went down to my county office a couple of days ago and found a list of everyone in the county who is delinquent in their taxes. I was thinking of going through the list (it's pretty big) and find absentee owners or owners that owe large tax amounts and send them letters, or maybe send them a PA?
Has anyone done this? Have they had any success? What kind of correspondence do you send them? Thanks.
There are many who do this sort of thing. Preforeclosure. But just keep in mind that unless the property goes through the tax foreclosure process then any and all liens against the property still are existant and in full force.
You still can find good deals this way the same as finding any distressed homeowner who will accept a lot less for his property than it is worth but you will still have to deal with any legal lien claims which could kill the deal.
And then you will find those that did not realize that they were the actual owners and you will be alerting them to pay the taxes so as to keep the property.
There is a myriad of circumstances you could run into, bad as well as good.

In Baltimore MD they are advertised in the Baltimore Sun, The Major daily. I find just going to the county website will get me the information about the sale and often the list.
I do think a list of Legal papers would be a terrific thing to have however.
I think it would be very helpful, but have not heard of it anywhere, which is why I put out the question. If anyone knows a that sort of database it would be grand indeed.
I'm in Louisiana and use the Louisiana Press Association's website. They have a database of all the Public Announcements (which is what the tax sales fall under here) by Parish. Perhaps TN has something similar?

As you mentioned yours are on line, and findable. I believe I already have such a list, as your is, with all my research over the past few years.
The list, or database that I am looking for is one that someone, like myself, would have had to put together during their research, for all those counties that are not on line.
There is no reason for anyone to think that they will be asked to give away such a list, if one exists.
I helped him put together that database and the list that he is speaking of took about 4 years of compilation, of all 3,141 counties. The trick is about the actual "lists" of properties is we have provided links to every single county that offers lists available online.

Your county will have an updated list available several days or even a couple weeks before the date of the sale.
Many times the taxing authority will publish a list of delinquent parcels in the local paper or legal news. Generally, this list is much, much bigger than what actually is sold at the tax sale. The reason being property owners pay the tax bill after publication but before the final foreclosure deadline.
