How do people finance multiple properties? Whether its 10 or 100 single or multi-family properties, in what ways do people do it? Do they commonly utilize land contracts, hard money, subject-to, etc? Please share from either your personal experience or from your knowledge of how other people do it.

Depends on the circumstances. Are you referring to buying in bulk or acquiring properties over time? I am currently buying 19 homes as a package. I am utilizing seller financing because that was the only way to do the deal (or pay all cash). I plan to make the vast majority of my buy and holds using private equity. This way, I am not limited by the number of loans I would otherwise have on my credit record if I were using conventional financing.
