Hey Everyone!

Just wanted some people's opinions on raising private funds for their properties? What do you find that works in your market and what doesn't. Any input is appreciated.

1. Having a great track record is the best method, money often comes to you.
2. Word of mouth - tell everybody you see and meet what you do and lead into the lending opportunities present in your system
3. Attend RE club meetings
4. Belong to BP Nation - You already have done this!
5. Build a website and drive traffic to it - Please consult an attorney on what language you can/can not, should/should not include. This applies to any handouts, business cards, mailings, etc.
6. Search for Self Directed IRA owners - the self directed industry is papidly growing and is a superb source for private funds.

Note: This list is in no particular order of strength.

Wow, that's awesome Will. You answered just what I have been looking for. I should give you the assist Mike.

I have heard a lot about finding people with self directed IRA's, but how do you find them? Surely you don't just walk down the street asking everyone if they have a self directed IRA. Would you find a lot of these people at REIA?

Glad to hear that and thanks to those who made votes for my post.

You will find some at REIA's. Others will find you when they know what you do. Others you can find right here on BP. Others you will find by opening your mouth and telling others about how you "helped a friend invest their IRA in RE" which leads to the person you are speaking with to ask the question you want them to ask YOU - how did you do that?

Websites and other forms of public advertising (check with securities attorneys) will aslo help SDIRA owners to find you.
