Lots of great information on this site. Glad I found it before I spent $25k on another program. I really enjoy rehabbing homes. The transformation and feeling of accomplishment is awesome. Also I like to work long hours and not have to stop when the boss says to go home or the customer comes home and wants it to be quiet.
Looking forward to networking with great people so we all can prosper and enjoy what we do.
It's good to hear you didn't spend the $25k on a program! The least you can do is research information on the web and become as knowledgeable as you can prior to spending that much.
We thought it may have been a good idea to spend around $5k, but then I realized it was like paying $3k for somebody to teach me the basics on how to fish and $2k on the actual guided tour.

I have not done any rehabs in Indiana for about ten years. Back then I had a partner from church that had the $ and I was to do all the work on a 50/50 split. I was happy with that. When the project was near completion he saw the real potential and how quickly I had completed the job. I should have made over 10k. He told me he was going to put me on salary so I could have steady income. I was ok with that until he told me the salary was 30k yr. I declined since I should have made 1/3 of that in less than a month. Oh well live and learn.
I have remodeled rentals for friends and family in several states. That was fun.
Elizabeth S. I was just in Fort Wayne a couple of weeks ago. I sold a shed on Craigslist and delivered it there for the guy since he had no way to move it. lots of opportunity in that city.
When was at the office talking to fellow agents about the 25k, and how I felt it was not worth it, an agent told me I should quit talking about it because she and her husband did spend the 25k and really liked the program. I thought it was funny though that it has been a little more than a year and they have not sold their first house yet. She also asked me what I would charge her in labor to work on her properties since everyone she finds is to busy or to expensive. I told her I was not interested. This is conformation that the bottom line has to be ACTION.
David Johnson I went to a Fortune Builders two day event and valued the program they had at around $20k before having any idea how much it was.
I've stayed in touch with one couple who paid the $25k and it sounds like a great program for them.
Some people need to be held by the hand, but others can do it no matter what.
For somebody who doesn't know how to research on the internet I think a program can be really useful and Fortune Builders has a pretty good reputation from what I've read.
Regardless, I've spent $150 over the last two months in education and feel like the next thing I need to do is just take ACTION like you said.
Ha if somebody wants to give me $1000 I'll find them a house to sell or a good contractor. I see the investment being much more valuable in the business which provides a return and an educational experience.

Taylor Jennings I wanted to see the estimating system in detail that Fortune Builders was talking about. I think developing a system for fast and accurate estimating is essential. I am accurate however it takes me several hours to do.
I also like to do the work, however I do see where I should eventually hire it out.
I tried t get a loan for a use last month, found out that not barrowing money for nine or to years was detrimental to my credit score.
Another lesson learned the hard way. Well at least Dave Ramsey would be proud.
Therese V. I used to buy vinyl fence from Mid Atlantic Vinyl in Fredericksburg VA years ago. I also managed Dish contractors in Richmond and Virginia Beach. If you ever get the chance to take a dinner cruise on the Spirit of Norfolk I would highly recommend it.
There is so much to see and do in this country I feel a lot of people miss out because they are so busy making a life that they forget to enjoy it. Lets all have fun with what we are doing and enjoy life, while we are doing it. Ok I am done rambling.

David Johnson What a small world! Never been on the dinner cruise, but have been to the art museum there. Will have to check it out next time I'm out that way.
Jay Sebastian We're not actively investing in this area because we don't have 20% of the costs around here. I want to buy in a different area where the cost is much lower and eventually 1031 up to things near here. Is there a local investor group or something like that where people meet up? I'd certainly be interested in that.
