Ok. Now we see them. Now what? They are useless until you hang them on doors. Let us know when you've done that part. ;-)

So, what's the plan? Real estate is an active investment. That requires action, which requires a plan and consistency. Have you thought about how and where to put the flyers?

Some successful investors start out by putting one on every door on the block. Some put them on car windows, some staple them to telephone poles. Some mail them to selected addresses. You could hire the local newspaper boy to leave them on his route.

Thing is, you have to keep it up every week.

Make sure you have an opening question when someone responds. Something along the line of "do you have an interest in getting an offer for a property?" Some people will have a rental or vacation property they want to sell.

So, after someone says "yes" what's next?

Yes, i target neighborhoods by household income level, and age of home. I want to make sure they have additional income, and care about how their property looks. I have a map with streets and dates and # of drops.

@Tony Bacon curious how the door hanger approach has worked so far? Have you found it effective?

The best way to do door knocking, yes, it does work, is to knock, have a conversation, leave a hanger if no one answers.

Yah, I sourced 3 projects from like 1000 flyers. It works, it's low yield but it works.

Accurate. I was a "professional door knocker" for like 10 years. Conversations at the door are best. But, to be frank, i got burned out at getting yelled at, so now I can only be bothered to hang them and keep it moving, lol.
