I'm based out of GA, but looking to see if investing in Charlotte area would be better? Looking for a mix of cash flow and appreciation. Any suggestions?

The Mid west is great for cashflow properties with 2-3% per year equity growth. We have started looking into the Carolinas as well but haven't found a property in our buy box yet. Definitely get on some wholesaler lists and look at the options you have in any market you are thinking about investing in. As you know there is more that goes into selecting a market than just the property. We have seen great success investing outside of our immediate market, there is just more due diligence to do to make sure the investment is right for you. Hope this helps!
