Im located in Phx,Az and helping my father buy a home to live in, he is a cash buyer has disposable -$250000 and can get additional loan but prefer not to, he is basically looking in Phx and surrounding areas residential home, 8k sqft + lot, 1k sqft+ home, 2brd +, in livable condition from get go, nothing south of camelback rd.
We been doing it wrong so far, i have access to MLS and just been looking for good deals, next step is to work with a good RE agent and be specific with what we want, I know there are good deals out there fitting my fathers description because i seen sold RE in MLS , the thing is where to find these deals as by the time they hit MLS they are gone.

I'm not in that market so I don't know the specifics, but it sounds like you have to go back to the basics of searching for off market properties. Drive and locate run down properties yourself and then reach out to the owners directly. You can look them up through services like prop stream, etc. Also on those websites you can pull up specific lists (pre foreclosure lists, homes that are owned out right, etc.) and reach out to those owners directly. To get a great deal, you will probably have to do the leg work yourself.
