What online tools do you use to find and filter deals?

I am starting my journey as a Real Estate Investor and I am looking for any advice into what online tools do people use to find and filter each deal.

Is there particular websites that are recommended to get additional information of a particular deal? I am focusing on residential properties for fix n flip and BRRR. If budget allows even some small multifamily.

I wonder if there is something with AI?

AI can help craft some marketing materials and can help you call inbound leads, it can't do cold calling (legally) in the USA.

If you're seeking off-market deals and ok paying an assignment fee, checking out investorlift.com. Tools like BatchLeads and PropStream are great for direct-to-seller strategies, but keep in mind that they come with marketing costs depending on the method you choose, such as direct mail, cold calling, or texting and have to have good nurture campaigns.

Do you have extensive experience with them? Would love to know their strengths and weaknesses. For for example, what type of investor are they best suited for and where do they fall short for some other investors?
