1. Nearly any template youll find online works. If your just getting started, use anything to get you rolling and improve as you go, learn more or make your own preferences. Or find someone in your area using one and ask for a copy. You can find a local real estate lawyer to look over the template you come up with and ask them to make sure its legal in your area, etc. I wouldn't rush to pay for legal review, you can make money with any old template.
2. Local REIA groups, check FB, and meetup.com and evenbrite. Start attending them and pay attention to who is shaking and moving and build relationships with key players.
