    Where are you looking and what kind of property? There is likely someone here who can weigh in if you add more information.

    @Chaim Mal

    Chaim — totally normal to feel stuck at this stage. A month and a half isn’t long in real estate, especially OOS. Biggest next step is tightening your criteria (neighborhood, property type, cash flow goals) and focusing your search there. Also, build a small local team (agent, PM, lender) who can help filter deals for you. Once you’ve got that in place, the right property usually shows up faster than expected.

    @Chaim Mal a month and a half isn't that long. I would focus on one market, reach out to some experienced investor friendly agents that can help you move on deals quickly. I would also work on analyzing deals quickly and get better at that, which makes a huge difference.

    Hey @Chaim Mal, I get where you’re at—I've done this before and I help my clients with this stuff all the time. The truth is, the “perfect deal” doesn’t exist. The investors who actually build wealth aren’t the ones who wait for flawless timing—they’re the ones who take action.

    Momentum creates experience, and experience compounds into success. You don’t need all the answers right now—you need the reps. Start making offers, underwrite the best you can, learn your markets, and build relationships with people who will shoot you straight.

    If I could give you one next step: get clear on your buy box, then commit to taking action on the next 1–2 deals that fit close enough. Even if they’re not perfect, you’ll be moving forward. That movement is what separates the people who scale from the ones who stay on the sidelines. Good luck!

    Don't get too wrapped up in the timing. If you get too anxious it could lead you to accept a deal that isn't so great.  When you are looking for deals are you making offers or analyzing and assuming it won't work?  As part of your analysis find the terms that make the deal work for you and make the offer.   They will probably say no if it's a low ball offer on the purchase price, but someone will eventually say yes.    Don't be afraid to make the offer.  People have lots of motivations for selling a house and they don't all revolve around price.

    if you have been doing this keep at it.  In the long run a couple months is nothing compared to the years of income a great deal can generate for you.
