Looking for some help/mentor

Hey everyone. So I've been listening to bigger pockets for a long time now. Obviously my dream is to invest in real estate. Particularly multi-family and/or section 8. I want to be transparent! My credit SUCKS. I am trying to raise it as we speak. I am 50, and I have wife and 2 sons (13 and 15). My boys are my main reason for getting into real estate. I really want to chase that generational wealth for them. I would be going into this venture with my mother. She would be my private lender. I was just wondering if there are any financial advisors in here that I could talk to? I would also love to find a mentor to point me in the right directions. I really tried to hold off on this message, but I'm needing to do something asap. I'm not getting any younger lol. Thank you so much for taking the time to read my message!!

    Denis,

I am located in Middle Tennessee. While I'm not a mentor, I would be happy to have a call with you sometime to see if I can at least provide you some guidance. Send me a direct message if you would like to, and perhaps we can schedule a Google Meet call. You can find my contact information under my profile.

    All the best!

    Bill

What you are wanting is actually pretty detailed, so I am leaving you a DM

In the upper right hand corner of you screen you will see

You should be able to click on the bell on your screen and go to your messages. If not, just leave a message in here.

Credit is just a game. Play the game by the credit company's rules and you will get there.

Pay your bills on time, get more credit, but dont use the credit. Pretty simple.

What is the problem that you are having for not increasing your score?? Do you owe too much?? Do you pay late?? You can give me a call, my number is on my profile.

You're right on time. Fix credit in the background, but start moving now. Pick one simple buy box, analyze 20 deals this week, and practice a clean private‑money pitch with your mom: what the money is secured by, how it's repaid, and your timeline. Use a basic promissory note and lien through an attorney, keep funds in a separate account, and plan your refinance exit before you buy. Hit two meetups this month to find a lender who can do DSCR/hard money and a mentor you can text. Imperfect first step beats waiting for a perfect score. Which market are you targeting first?
