Hi,

I have finally decided to start looking at getting into the long term rental game.

I was curious if there are any local groups that meet and discuss strategies or general market discussions in any of these local areas.   Looking to build my contacts and hopefully gain a mentor.

Hey Jessie!

I recently bought a rental in Dayton. I'd love to connect and talk about what has worked for me!

Hey @Jessie K. Mani, welcome to the BP Forum! What type of properties most interests you, SFR, 2-4 MF, or 5+ MF? What is your price range/down payment amount? Are you looking for turn-key properties or something along the lines of a "fixer upper"? Are you looking for properties in your local market or somewhere else?

That's awesome, Jessie! Welcome to the rental game! Getting plugged into local investor groups is a great first move. A lot of people start by joining monthly REI meetups or checking out BiggerPockets based meetups in nearby Midwest cities. You'll find investors sharing deal analysis, lending contacts, and even walking through real case studies.

When I was starting out, I learned the most just by showing up and asking questions since people are usually very open to helping new investors. Are you leaning more toward single family or small multifamily for your first one? Happy to keep the conversation going!

Hey Jessie, welcome to BP and that's awesome you're diving into long-term rentals. Local real estate meetups and investor groups are great for networking and finding mentors, and you can usually find them through BiggerPockets events, local Facebook investor groups, or checking for REIA meetups in your area.

Great move getting in the game. Start with your local REIA, search Meetup for "real estate investors" plus your city, and join city‑specific Facebook investor groups. Show up with a 15‑second intro, your buy box, and one clear ask like "Who's the best PM here?" Then book two coffees a week from those meetings. That cadence built our early team and opened doors fast.

Hey Jessie, great to see you jumping in — Dayton, Springboro, and Centerville all have solid rental potential, and there's an active community of small to mid-size investors here. You'll find local meetups through BiggerPockets events and Facebook investor groups like "Dayton REI Network" or "Ohio Real Estate Investors." Dayton's west and north sides still have strong cash-flow plays, while Springboro and Centerville lean more appreciation-focused. A smart start is to attend a few local REIA meetings, talk to property managers to learn neighborhood-level trends, and connect with investor-friendly agents who work with both BRRRR and buy-and-hold strategies — that mix of local insight and networking will help you find deals and mentors fast.

Welcome to BP Jessie, plenty of networking events in the Ohio market. You'll find many through meetup sites and on Facebook. I would connect with agents, lenders, and other investors who can invite you to many of them.
