I am an 18 y/o in high school. I have always been fascinated by all the real estate information online. While I do feel like I am a little too eager and a little too early, is there anything I can do about real estate as of now, with limited funds?
Would you recommend a certain age/experience/ financial position/amount of funds available before I get started? If so, what can I do to build some experience in real estate while going to college?
Right now I would focus on a few things - 1) Learn. Can be strategy specific but start learning about Real Estate. Can be books, videos, podcasts, networking locally, etc. 2) Put yourself in a good financial spot. Start hustling to bring in $$. Can be from Real Estate or outside but you need capital. Yes there is creative ways to start but having money will fast track growth. Build your credit. Start with a small credit card. Use it for gas or necessities. Don't overspend. Have a budget. 3) Meet local investors and/or vendors. This can be two fold to help. You can pick their brain, learn what they do. Build a list of those people you meet just in case you can help them or vice versa. You can also see if there is a niche/career/small business inside real estate you like. There are many niches in real estate but you won't know till you start meeting people.
Love the curiosity—you’re early, not too early. Two moves now: get hands-on by helping a local investor or PM with showings, turns, or acquisitions so you learn the game while earning, and start underwriting 3–5 real listings a week with a simple buy box so your numbers get sharp before you buy.
Which path sounds better for you this year—getting experience with a PM/investor, or focusing on analyzing deals and building a small cash pile first?
