The best approach is to connect with experienced investors who are open to guiding new buyers, reviewing deals, and walking you through the analysis, financing, and property management steps. In the Midwest, there are plenty of opportunities for cash-flowing single-family and small multifamily investments, which can be great learning ground for new investors. Focus on building relationships with people who have done several deals, so you can see real examples and avoid common rookie mistakes.
