Hey everyone,
I’m a newer investor working toward my first duplex house hack and looking for advice from people who’ve already done it. I’m noticing deals seem harder to find compared to a few years ago. Is that mainly rates and low supply, or is something else going on? Do you think we’ll see better buying conditions again or is this the new normal?
I appreciate any insights and would love to connect!
Everything is dependent on your local market. I can't speak to your market specifically but inventory where I'm at is suppressed which means prices will go up.
Regardless, deals are definitely hard to find with higher rates but not impossible. There's ways to increase cash flow such as rent by the room or midterm rentals or short term rentals that are worthy of exploring if you need to increase cash flow.
have you considered looking at 3 or 4 unit properties? You may have better success getting cash flow since you have more units to cover mortgage, expenses, etc.
Welcome and congrats on getting in the game AND using the best strategy there is!
Every new investor thinks the exact same thing; "it's harder in today's market because..." There's always a reason that today is the hardest time to invest; Interest rates are too high, everything is overpriced, it's too competitive, I don't have enough cash, etc. You have to forget all of that- for one, it's all out of your control, but also because it's really not true.
I don't really know what you mean by "better buying conditions," but assuming you mean more inventory or lower interest rates, those will create new challenges for buyers. Higher inventory will drive prices down and then buyers worry that they'll pay too much. Lower interest rates will drive prices up and bring more competition, then buyers worry that they'll pay too much.
Control what you can- this is not a sprint, how your property performs and what the value is the day after you buy it won't matter one bit ten years from now, but you have to take those risks today or you won't have the opportunity to reap the rewards in the future.
Take action and wait, that's how it works. Best of luck!
