Hello, my name is Ron, an investor looking to get into the south Florida market. My wife is a licensed general contractor and I have my real estate license. We are looking to get into the south Florida market and would like to connect with other operators and investors in the space. Look forward to hearing from you!!
Welcome, Ron! Honestly, having a real estate license plus a GC in the family is a huge advantage, especially in South Florida. People underestimate how important construction knowledge is! Especially with rising insurance, strict zoning and permits. It certainly is a benefit with rehabs especially with unexpected costs constantly changing.
I’ve been in real estate for over 40 years now between being a Realtor, property manager, investor, and now helping run a co-investing club, and one thing I’ve learned is that Florida can be an amazing market if you stay patient and really know your numbers. I am licensed in PA but have fam in Florida. The deals that usually hold up best are the ones where you have a plan for things taking longer and costing more than expected instead of just hoping for the best.
But it sounds like you guys already have a really strong skill set going in. Excited to see what you both end up doing in the market! Wishing you the best of success!!

Welcome, Ron. Having both a real estate license and a GC in the family gives you an advantage that a lot of investors spend years trying to build through third-party relationships. In South Florida especially, I've found that understanding renovation costs, permitting timelines, insurance trends, and neighborhood-level demand often matters more than finding the deal itself. Are you primarily looking at value-add projects, long-term rentals, or something else as you enter the market?
A licensed GC and a real estate license under one roof is a huge edge, especially in South Florida where finding a reliable contractor is half the battle.
South Florida is competitive but the deals are out there, they're just rarely on the MLS. Auctions, probate leads, and building relationships with estate attorneys will take you a lot further than scrolling Zillow.
Also worth knowing that your wife's GC license can actually open up financing options that aren't available to most new investors. Lenders see that very differently than someone with no construction background.
What's the primary goal, renovate and sell or build a rental portfolio?
