I just launched my first direct mail campaign and I figure I'll post my progress here. I pulled a list 544 absentee owners and I plan to mail them once a month over the next 6 months. Initially I tried to write and address these letters by hand but eventually ended up hiring a company to write and mail these letters for me. I paid about $515 to have this done and I'm totally open to suggestions on cutting the price down. Assuming I find a few good deals I plan to wholesale and possibly keep a couple for rentals.
While I wait for the letters to print and send I plan to get involved in my local REI/Meet up groups, drive for dollars, and do everything that I can to promote myself over social media. Are there any other suggestions for what I can do to find leads while I wait? Thanks in advance!

Direct mail is probably going to be your best bet. You could put a website together and start marketing that via Google Adwords or Facebook, but that will cost you.
Trust the direct mail. Calls will eventually come in. If they don't...tweak your direct mail system and try again. A lot of this is trial and error. Also, check out the Bigger Pockets podcasts. They have great info on marketing.

Thanks Matthew! I made a lead capture website over the weekend and I'll spend some time tonight figuring out how to drive traffic. The site came with advertising credits so hopefully that can get me started. Did you make your own logo or have it designed?
I'm also working on a probate list and hoping to start mailing to it by the end of the month. A lot of hoops to jump through there. Thanks again for the reply and will keep you posted here!
Are they handwriting the envelopes AND the letter or just the envelopes? We've always found that a professionally typed letter with a handwritten envelope works really well.

@Jon - man I spent about a month trying to figure out how to build a website and finally used Brandon Turner's instructions on how to build a lead generating website with Wix. It took all off an hour and that's probably longer than it will take most. It's not perfect but I figure I'm better off starting somewhere and improving it as I go!

If you become a member of MAREI, you will receive a squeeze page for free with your membership. It is not great, but it does the job, while you become more sophisticated and develop other means of lead generators.

I'd love to meet more people in KC into RE Investing and specifically wholesaling!
I'm definitely interested in joining both MAREI and KCIG. It looks like I just missed both monthly meetings so I will probably join next month. I went ahead and built a page with Wix and now working at learning how to drive traffic to the site. I should probably start by linking it to my Bigger Pockets profile!

Do any of you have any info on RE Attorney rates? I scheduled a meeting with one locally and was quoted $250 an hour. I will gladly pay a fair rate to limit my chances of running into future problems but I don't want to be taken to the cleaners and later find out i could have gotten a better price.

My letters to absentee owners went out on the 15th but no calls yet. I'll get it more time but I'm also going to hop on whitepages.com and try to get the seller's phone numbers. Hopefully cold calling them won't be too creepy but I'll just let them know that I sent them a letter and see if they've received it.
Any update on your mailing campaign? Hope it's starting to work out for you. I just started my very first mailing campaign out to absentees in my target market so i'm curious as to how you're doing. Let us know any news.
