I am brand new to investing and have a lot of questions. The scariest thing to me is all the legal stuff involved. Does anyone know a good lawyer in Colorado and how they usually charge for advice and contracts?
What are you trying to do? If you are buying and selling, ALL the forms you need are on DORA's website: Colorado Contracts They are boilerplate, and you just fill in the blanks.
If you are thinking of wholesaling etc, then PLEASE just use the Colorado contracts and have an attorney draft language you can use for the assignment.

Thanks for the shout out, @Matt M.. I strongly agree with Matt regarding the use of the standard DORA contracts, particularly if you're planning to wholesale. Those contracts are very wholesaler friendly, and they're what your buyers and sellers expect to see. I'd be happy to talk with you further TJ about your specific concerns and give you an idea of costs.
Down load the contract that @Matt M. pointed you to and read it. It's about 17 pages long but it's not hard. It's broken down into sections. Read a section at a time. If you have questions you can post them here or PM me or any of the other agents that post here regularly and we can explain it. Know this, the barrier to entry is fairly low to become a real estate agent in Colorado, you will run into a lot of us that are not to bright but we still figure out how to buy and sell so you have to know can't be too hard.
