    @Graig B.

    First and foremost, welcome to BP. As to your question, what kind/size of deal are you looking to do? It's generally helpful to share what you are looking to do as an investor when looking for an attorney or any other professional. Even among real-estate attorneys, there are different specializations and price points.

    hello Chris and thanks for pointing that out!   Ideally I'm looking for 2-3 unit houses/buildings in Easton PA to buy and hold... but I'm also open to fix and flip if the deal is right.    Thanks!

    @Graig B. - What are you looking for an attorney for?

    Here in PA we typically use title companies for closing, and real estate agents do all the sales contracts using standardized forms. I have done attorney closings before, but they all cost more and had a lower quality service compared to the title companies I've dealt with. My clients have only needed to get an attorney involved for drafting partnership agreements and non-standard contracts.

    LLC formation and partnership agreement. I don't have a specific issue/problem at the moment but I'd generally like to have good counsel in PA.

    @Graig B.

    My standard disclaimer with LLC formation/partnership agreement is not to do it until you really need to. This is especially true if you are looking at 50/50 arrangements. Even the most comprehensive operating agreement or partnership agreement can only offer so much protection.

    In any event, these matters have to do more with corporate/partnership law than real-estate law. Good real estate attorneys are not always great corporate attorneys. There is also no requirement that you work with an attorney where you are located in that area for these matters. I would consider working with someone that is convenient for you instead of being bound by the area where your first deal is going to be.
