Using home equity to invest in real estate. I Need suggestions!

Hi hello beautiful BiggerPockets community!

I live in Houston Texas area and I’m planing on investment in real estate with home equity. I currently owe about $60,000 on my home and estimated value is about $140k to $150k. I want to get a cash out refinance loan  and I need recommendation on a good lender and real estate agents here in my area. Thanks
