Doing research in my state on rental property. What you think got

So far in my state I live in (Missouri) lots of people like have duplexes or a 4 plexiglas. What do think  about those as rental property's? Good or Bad?

    @John Bledsoe I think those are great properties as you can still get residential financing on 4 or less units. You can get 30 year fixed rate mortgages whereas that's nearly impossible with commercial financing. 2-4 units you can also house hack which is a great strategy for someone to have their housing expenses covered.
