Richmond, Va. Good for living/Airbnb/long term rentals?

So my girlfriend and I are thinking of moving somewhere to start our RE journey together. I live in southern Md now and would like to stay relatively close. Just would like some opinions from people who know Richmond personally. We want to focus on Airbnb, long term rentals, and just a nice place to live/start a family. Any suggestions? Thanks!

In Richmond va it is still illegal to rent a place for under 30 days. Yes, people are still using Airbnb but if you are basing your main long term investment around it I would really consider other exit strategies and alternative monetization
