First time investor looking for advice.

Good Morning,

Looking to make my first investment, and buy a house using the 203k rehab loan. Looking for any advice that can be given.

Would it be better to buy a foreclosure or just a property that needs a little TLC.

Any advice on anything new is welcomed.
