Next up and coming cleveland neighborhoods?

I’m curious to see what other cleveland real estate investors think the next up and coming area on the west side of cleveland is?

Do you think old brooklyn or Brooklyn could transform into the next hot spot? With rentals in Lakewood/tremont/Ohio city getting more expensive to purchase and harder to rent. Geographically and with recent development improvements could this be the area young professionals look to move next?

Does buying rentals in lakewood or Tremont make much sense right now?

I'm betting on Clark-Fulton near Metro Health. A $1B hospital renovation, tax advantages due to Opportunity Zone designation, and surrounded on 3 sides by Tremont, Ohio City, and Brooklyn...the area is a little raw now (C-?) but I think it's got potential.

I also like Brooklyn / Old Brooklyn.
