fix and flip property, Seller need cash buyer

seller wants to sell their property a 3bed and 2 bath, 1770 sq ft for $400,000. i've run the number's and analyze the property. an average house sold at this area$651,000, $381/sq ft with similar property in past year. renovation cost $25,000 with cosmetec, kitchen and bath. 

i need help to find cash to buy this property ASAP! its located in seattle, WA

@Jake Lemke @Mark Yesa Depending on the neighborhood in Seattle I could be interested and could go cash. That would be wholesale as well though Mark, it takes a lot more than a forum post to get me comfy enough to partner up or make a hard money loan :D.

    If you don't have the cash or connections, you should wholesale this instead. I can sell this deal for you no problem if the numbers are what you say. I have multiple clients that will be interested and could close in 7-21 days. Message me more info

    @Jake Lemke thank you for time on replying on my post, im a amature, inexperience individual try learn as much i can from all the people i've meet on my journey reaching my goal. to be able to do that, i have to keep using my limited resources to its maximum level, and ill make mistakes, im sure i will, but i learn from and gain more knowledge and idea from that mistake. i won't know it until i try it. 

    if you can provide me any information what to do or thing i need to know on ur spare time, because i know you have more important things to do with your time, and i do really appreciate ur time, you've help me and letting me to know that i was wrong, the best you can. thank you
