What are good alternatives or highest and best use for lots in urban areas that are former self service car washes? I'm interested in one near an elementary school.

If you haven't done this already, check out the zoning code for the locality and see what land uses are permitted by right or as a conditional use for this parcel. This will at least give you an idea of the specific land uses, or types of land uses that are legally permitted. Rezoning the property, if desired, might be an option but depends on several factors including what the adjacent zoning districts are, size of the subject property and the long range land use plans for that area.
