Non-publicly traded REITs vs publicly traded REITs. Which will provide higher long-term profit?

Very generic question. Generally on BiggerPockets people are going to point you to more direct real estate investing. Passive investors have many options, from syndication to turnkeys, triple net, notes, and so on. From what I've seen, most syndications and syndicated funds appear to outperform your average REIT, but that could be survivorship bias.

It’s certainly much easier to be taken advantage of with non-publicly trades reits.

what’s it worth? With no public market its simply one guy who has it and wants cash instead saying, it’s worth this much, now gimmie.

Have you really exhausted the entire public market with your current investment dollars and need something new? I assume this is after you have millions invested in regular real estate, the stock market, maybe some notes and regular reits/mlps.
