Picking an area to farm

Hi All! Im a new investor Im looking for an area to target. I would like to know. As someone who spends most of there time residential market fliping and holding homes. Is there anything in an area that you look for before exploring an area. As i am new i don't even know what i don't know. So any and all info is appreciated
