Investing in Fayetteville NC

Hello BP,

Interested in starting buy and hold investing in the Fayetteville area within the next year around later summer 2021. I'm looking for any help on building some knowledge on the area and what zip codes are good ones to look at and maybe some I should avoid. I'm interested in areas with room for growth in maybe a C+/B- areas. Any all all help would be greatly appreciated.

@Marcus Daniels when I started investing in Fayetteville I had the same mindset. At one point I was looking for houses that an E-5 or E-6 would be happy to live in. After digging into the numbers I've found that the price to rent ratios on these deals doesn't make scene. I'm now buying in areas that a lot of investors don't want. I own a 4-plex in a less than desirable area and two of my tenants are section 8 and I couldn't be happier with my returns. Don't be scared of C- areas. Tenants tend to stay longer which means you don't have to spend as much on turnover which can kill your returns in the long run.
