Investor selling to cash buyers

Hey guys, I’ve been networking with some cash buyers who have asked me to locate properties for sale. I found a house for sale by an investor. What is the best way for me to approach the conversation so that both parties can have a win-win? I am a new agent for (three weeks) I’ve done a lot of studying but just need a few solid tips.
