Just recently purchased first home in Nashville. We currently live out of state but this initial investment property is the start of our investment portfolio. We originally wanted to purchase a property to Airbnb and use when we come into town. But with the current continuing Covid issue we are thinking of long term (12 Month Rental). Any thoughts on best action to take?

Airbnb is 100% the right choice if you are able to get a permit. Once things get back to normal in a few months your returns will exceed long term rental returns by a wide margin and more than make up for the lack of revenue now!
