I've been an investor for 20+ years and I understand the desire to get into RE investing.
I don't know who's selling a course or giving advice or selling a list that tells people to run around sending a million texts to property owners.
I have to say this really has to stop! I receive at least 50 text messages per day. Do you honestly think I'm going to sell one of my houses to you because you sent me spam? The thousands of post cards I receive every week are annoying enough.
If you are one of the people buying some sort of list, or paying some "mentor" to track down deals, you are getting completely ripped off.

I agree with this x1000. For any of us investors who intentionally have long-term holds or really own any real estate right now, we get unsolicited SPAM from idiots all day long. They are cracking down, but so many "investors" are paying for these packages that just harass people and do not work. They like spray and pray tactics instead of doing any real work to build a relationship.

Amen brother. I don't know what's happened over the last 12 months but I get 20 texts, 10 calls and 20 snail mails a week from someone wanting to pay me 60% market value for property. So called wholesalers are spamming a wide net to find the desperate few to take advantage of. If people realized that realtors and auction companies were much better options, maybe it would take the wind of the wholesale scam.
