Also, you should become an investor so that you know understand the nuances of real estate investment. Once you know it then its easier to connect with investors.
Hey @Sia Rawat! Not sure if this has been said yet but I have adopted a heavier approach to LinkedIn posts from my company page per recommendations heard from Gary V. (Yes... I get business ideas from TikTok sometimes...)
Connect on LinkedIn with all your personal contacts and professional contacts by going through your phone and email contacts list and literally connecting with every single person. Those who connect back should then be exposed to your frequent value-adding posts and could result in fruitful relationships.
I only recently started to post more but my formula is to think of something interesting in the industry, find a reputable source for an article on the topic, write some text for how Midas Touch is learning from or applying the topic to our investing, and post it. Try to make sure you include a call to action to set a meeting or a provocative question to encourage comments!
I need to increase my frequency and probably make my posts shorter but its a start!
I see you are from Houston. Look into HOUSTON REIA. Start going to all the meetings. You will wonder what you were doing before finding them. Lol good luck.
Ive closed over 400 investment homes since 2020. Meet ups. Social media hosting presentations. Leveraging sphere, networking, you tube, ie www.KennsRadio.com
more to follow... i am creating a course to show how its done woot!

Hi all! As the title suggests, I'm looking to gain some advice on how to connect with investors as a realtor. Kindly advise. Thanks!
Find a realtor who already works with investors and is in need of more people to build a team. Hi, that's me :) feel free to DM if you're interested in discussing further.

Ive had success using my sphere of influence. Also social media and BP has helped as well I had two investors come out of this website in the past two-three years. Just being active on your socials helps as well. Informing the public on investment opportunities. Bank networking events also city events.
These gatherings are full of investors looking for opportunities, and your expertise could be just what they need. Another tip is to leverage social media platforms like LinkedIn or Facebook groups focused on real estate investing. You can share your knowledge and connect with potential investors there.

Will definitely be implementing this soon. Thanks, Hari!
Connecting with investors as a realtor can be a game-changer. One way to start is by attending local real estate investment groups or networking events. These gatherings are goldmines for meeting potential investors and learning about their needs.
Additionally, consider leveraging social media platforms like LinkedIn to showcase your expertise and connect with investors online. Building genuine relationships and offering valuable insights will help you stand out and attract investors to your business. Good luck!

Great recommendations from everyone! I'm a Delaware agent and once fully retired I want to focus on adding more investor clients. After reading several of your posts I'm realizing I need to put more focus on my social media and LinkedIn accounts. Always appreciate the knowledge I find here!
As a broker/investor I have some good insight from both ends. I began investing in real-estate by connecting with brokers & other investors at networking events, LinkedIn, Instagram, Facebook groups. You're already on the right course just by being on Bigger pockets and interacting with members.
Social media is Huge! But definitely getting out to meetups is super important. You can't go wrong with face to face meetings and shaking hands with the right people .
At the end of the day people do business with people they like.
Checkout meetup and network websites on Google, there are plenty!
P.S be careful getting sucked into sales events and buying expensive programs that promise the Universe!
My bread and butter is and always will be Landlords.
I usually convert all my clients into landlords.
The way I build my landlord base is by teaching investor classes and converting people into landlords.
I used to run my own property management company as well, so if you go that route, you can become the source of sources for all their investment needs like I do.
Buy, lease, manage, or sell. I prefer refinance to sell as why would you kill the goose that lays the golden eggs? But that's just me.
Once you teach enough, you can speak for investor groups, etc.
Hi all! As the title suggests, I'm looking to gain some advice on how to connect with investors as a realtor.
What value are you going to add compared to other realtors?
I have an answer to that question, but I'm constantly working on improving and adding to that.
LOL. Spill it. Share knowledge freely and demonstrate we know something for starters.
Hi Steve, thank you for your response. For starters, I would like to clarify that I do not claim to be the most knowledgeable or experienced in this business, let alone in this niche. I do, however, make my clients and their goals my utmost priority. I have just recently begun to familiarize myself with the investment world, and I have already connected with several wonderful individuals who are willing to share their knowledge and expertise with me. For this reason, coupled with my own due diligence and research, I am better able to assist my clientele in reaching their investment goals. In short, what differentiates me from my competition is my adaptability and my compassionate nature.

Good on you.
I never did the retail world as I couldn't stand it. HA
Convert everything into a rental, even my primary homes.

Have you considered property management?
L. Thomas
Hi Lucas, thank you for your responses. Retail is not for the weak, lol. Also, I have considered property management, but not in detail. Perhaps that may be something to consider in the near future.
I am an investor in the Houston market. There is a lot of great advice in this thread about getting your name out there with marketing, but I am going to ignore all of that if you don't add value. As a real estate investor, I care a great deal about the numbers and it is time consuming for me to track those numbers down. My ideal contact with a realtor would be receiving an email when a new property hits the market. That email should start with a breakdown of the estimated purchase price, rehab costs, estimated income, and return on investment assuming prevailing interest rates. Next, I want a 2 to 3 sentence narrative on why I should buy this property. Then I want the links to back it up: 1) a link to the listing, 2) links to two or three comparable properties, 3) links to rental properties in the neighborhood to justify the income prediction.
I buy a new property every one to two years. On average I spend about six months looking for the property I am going to buy. The email I am asking for is a probably a few hours of work. That is a lot of work if I am the only one you are sending it to, but I bet your email list would grow quickly if you provided that level of service.
Finally, the point about property management is a great one for two reasons. One, it is nice steady income. Two, it gives you insight to the income side that is invaluable. I have bought two houses in another market from a relator with property management experience and her ability to estimate rehab costs and introduce me to contractors added a huge value.
