being based in Oregon I am probably the only Oregonian that has had credit facilities with all three LOL. Ameris does construction lending.. I did a few lima construction loans and a few fix and flip with Kiavi.. Ameris is a true bank the others are HML ers.
before prime jumped Ameris was by far the cheapest 1 point and 5% .. but its full doc submissions IE tax returns PFS Every LLC return you have etc etc.. but I like them a lot they are much better at the draws and closing the deals as a good bank will be.

I have worked with Kiavi as a broker. They are great in terms of quick turning times.
Wait ... What ... Your name is Erick Estrada? Well, you look to young to know what I'm talking about so you'll need to do a search on an old TV show called CHPs.

@Greg Schreffler you are too too funny. I swear i was thinking the same thing. LOL I was like wow hell i was a kid. Loved that show. @Erik Estrada take that as a compliment bud. All the girls loved him. Smile. @Greg Schreffler i noticed in you are in the Atlanta area. Lets definitely grab a beer and cigar to keep up dialog on opportunities. Im now based in Atlanta. CHEERS
I broker for Lima and Kiavi, among another 50+ lenders. I've closed probably 10-15 loans with Lima. My experience has been pretty fair. Nothing to write home about. I'm also based in the ATL.
@Greg Schreffler all are reputable companies, I have brokered 2 of them. I can tell you 1 of them is no longer doing construction loan in FL. And for my client I had to bring them other options. When dealing with a reputable lender they are all going to work for you. As a broker, I try to stay away from the east and west coast lenders as they are higher, but when others do no like your asset, location, or they are overleveraged or run out of money they just deny you and you have to look for another who want to lend on your project. So at the end of the day fees only vary about 10-15% ( so say $5K in fees per this loan) I go with the lender who funds the deal and obviously present the best solution in a multiple bid option or if there are 2 strategies, let the client decide.
@Adam Bartling , I have been using conventional lenders since last 7 years and hard money since last 1 year. the tech portion of kiavi is good. But I didn't have a good experience working with them. They quoted me a rate, 1.5% origination fees and 999 service fees initially, I provided all the docs and worked with them for 3 weeks. Now 2 days before my closing date and getting all clear on the closing, they have increased the rate by 2.2%. Originaton fees is 2.5% and 1499 service fees.
Luckily I had extra cash and I will close. But I will never use them again. There are many other lenders out there and they stick to what they promise.
@Dhiraj Chhabra I know some lenders will do "sales" but anything non owner occupied 2-3pts origination is the normal and $1500-2500 in underwriting is normal for smaller/ non complex loans.
Ya staying close to the original is always ideal. But OR & UW costs are pretty standard they should not get that part wrong. All of the third party items or interest rate, I completely understand those will be different from initial Loan Estimate as typically we put in #s that are close but the vendors may vary.
Frustrating, I get it but sounds like you still have a good priced loan.
I worked with Kiavi on a flip and all things considered they were fine to work with. They did need some pushing to get the loan closed quickly but followed through on their part throughout the course of the loan.
