We made a mistake in writing one of the words in the the lot description in the deed. Instead of the word Third we wrote 3rd. Does it make the deed invalid? The county said the house did not exist because the lot description was incorrect.

The county determines what is acceptable. Parties can simply redo it correctly, file as a corrected deed. Here, you could file a Srivner’s error affidavit.
