It seems that every time someone posts about where to invest, the floodgates open and the Ohio investors overrun the discussion. Have I missed something in the last few months? Why is it so trendy right now?

We have properties in Pueblo, Colorado and in NE Ohio. The property taxes seem to be higher in Ohio and we have had trouble finding good property management. But the purchase price to rent ratios are good and we don't seem to have a problem keeping them rented. It is a good place for new investors to learn and make mistakes with smaller amounts of cash.
Those replies are advertisements from the OH turnkey providers.
Hmm for good reason, where else could you have purchased ( 6 7 ,8 9 years ago) a SF in a decent area for all in about 35kish, with 1k in rent thus 25% net cap or more, and now the value is 100k or more, What about MF for 5 10k per unit, now 45- 70k per unit. There is a reason people from around the world literally, invest in the Cleveland markets
