Marketing to sell a fully renovated house?

We have an agent selling a house we flipped. What strategies should we be expecting the agent to be doing to market the house beyond just listing it and doing a open house?

Your agent should do a professional photoshoot, drone shots if it makes sense, virtual tour, and a clean video walkthrough. Buyers decide online whether it’s worth seeing in person, so your first impression has to hit.Open houses can work in some markets, but in others they’re a total waste of time. I’d also check out your agent’s social media game—strong visuals and good exposure there can get your listing in front of the right buyers fast. Of course this can vary by market.

Depending on the price point as mentioned is a big deal - we have a $150k home and a $2M home we just sold - the marketing was very different. For the $150k home they did a broker open house (as it was renovated) and took professional photos of the property and have it listed as well as have posted it on social media sites. For the $2M home they did all of the above but also had some professional videos made including drone shots and an agent videos as well.

I would expect the following assuming you're paying a full/fair listing commission and that the house is not a high end luxury property (if so I'd expect more):

-Professional photos

-Listed on the local MLS

-Listed on all the 3rd party listing sites (Zillow, Redfin, etc.)

-Prompt responses to all inquires

-Some paid social media advertising

-Full sized sign in the yard with contact information for agent (and their broker, if required by local regulations)

IMO Open Houses are more for Realtors to meet prospective buyers than for selling the house itself. I'm not opposed to them as they don't hurt the seller/listing, but I personally wouldn't expect it.
