I dont have the money to do it myself or the experience and would be open to negotiating with someone to help me get this done even if I only made a small percentage off the deal. I tried reaching out to lenders but everyone said I needed more money.

Looks like you are looking for a hard money lender. Since you're starting out, you'd still need 15-20% down payment + closing costs, but you'd be able to borrow 100% of renovation cost.
Private money or a personal loan for the down payment. If you are risk tolerant, 0% interest credit cards balance transfer.
another option is fha203k but you would have to live in the property for a year before being able to rent it out or sell.

Go to a local REIA group and meet with other investors and see if you can shadow the rehab and collect a small fee from the deal as well. I would not recommend going at it alone or getting a hard money loan for this.
