Questions,  Has anyone used Investors Edge program formally Known as Do Hard Money, are they legit and easy  to work with? Or are they just a company that takes these memberships and never distribute funds?

jsut read the old threads on Do hard money their main gig from what others have posted is to get the up front money from you and couch that as learning material and then IF and its a big IF according to others you happen to get a deal good enough to fund they return it.. and then of course their rates are normal hardmoney and from what others have said here on BP on the very high side of what HM costs .  they suck in those that think they can do this with no real cash.. thats the hook. 

 Why do people fall for this LOL. You might as well work hard, save your money and follow a traditional financing path. No Money, No Honey..

      its a utah based company and they are very good at what they do.

      @Erik Estrada Thank you for you opinion but that wasn't the question. If everyone use your logic lenders would not exist people would just save their money and buy cash.  The term OPM would not be a business. Again Thanks.

      Not speaking for Erik but I think he meant save enough money for a traditional downpayment and reserves so you can get competitive financing.  Not that you should only buy when you can pay cash..

      I understand. But that was not the question on this Post. I was asking about a certain lender and if you don't have the answer to the question defecting  and directing to your company is (in my opinion self-serving) and not helping. I know about the traditional way but biggerpockets is about non-traditionally and traditionally.  More than one way to close a deal.
