How do you know when it’s time to sell your rental?

My rental has 70% appreciation since I bought it but because it's in the Deep South and cheap I could get max $170k and the mortgage pay off is $97k. How do you know when you need to sell and to reinvest the equity elsewhere? Currently I have great cash flow and I'm torn between selling or keeping but paying off

Do you have an alternative opportunity idea?

The risk free rate is 4% (checking acct). What's the CoC on this property? Can you beat that with another investment?
