Rentometer software good or bad?

Does anyone use this software to help analyze potential rents for an area?

If not, do you use something else?

We've used Rent-o-meter, but always use 3 sources.

I used rentometer before I was a realtor. I found some of the locations that I put in were not accurate. I am not sure how the software works though. What I ended up doing was looking on Zillow, screenshotting when a rental goes live and then keeping an eye out to see if it got taken off. But the active prices for the listings in property management should give you a decent idea for what the place will rent for.

I would say Rentometer is good. Sometimes, the best way to obtain accurate rent comps is to speak with local property managers.

Rentometer’s solid for a quick pulse check, especially in areas where rental comps are scattered. I use it as a starting point but always double-check with Zillow, Facebook Marketplace, and actual property managers to get a more realistic range.

Rentometer is my favorite rent estimation tool but I dislike the 1.5 bathroom maximum.  I have 4 units with 3 bathrooms, roommates appreciate bathrooms.

With Rentometer pro you get a map of the comps and a brief listing of each comp.   I can quickly eliminate bad comps to improve the rent estimate.

I have Rentometer pro.   When I got it, there was a deal for being a BP Pro member.   To the best of my knowledge that deal still exists.

I used to partner with Rentometer they are great for quickly checking local rent comps and getting a snapshot of market rates, which helps with pricing rentals or analyzing deals. The downside is it relies on available data, so results can be limited or slightly off in smaller markets, and full features require a paid plan.Mashvisor is a good one to look into as well.

I've used Rentometer to get a first look for potential rents. I just typed in the addresses of the properties. I didn't start a paid account so I can't say what other detailed information you would get if you have an account.

I found that it overestimated rents for one property and underestimated rents for other properties. Getting comps from property management companies or agents was accurate - they consider the condition of the property and if it has upgrades.
