Rentometer software good or bad?

Does anyone use this software to help analyze potential rents for an area? 

If not, do you use something else?

I used rentometer before I was a realtor. I found some of the locations that I put in were not accurate. I am not sure how the software works though. What I ended up doing was looking on Zillow, screenshotting when a rental goes live and then keeping an eye out to see if it got taken off. But the active prices for the listings in property management should give you a decent idea for what the place will rent for.
