Should I try to sell my property without an agent?

Hi,

We listed our property with a local realty company. The listing agent said that the potential buyer wants to close fast and that they had a pre-approved loan. He also kept talking us down in price until we agreed on $350,000. My wife and I really wanted to start at $385,000. After listing on the MLS, within two hours, we got a full price offer. I was not really a happy camper but we went along with it as once again we were talked into it by the listing agent and told this is probably the best offer that we will get on this home. He told us that they had a pre-approved loan.

The listing agent said that the potential buyers bank would send a copy within the next few days. Turns out after three weeks of waiting, they never had a pre-approved loan and I found out some other big time red flags. The inspection company that they hired sent out multiple vehicles to our home from out of town 60 miles away. We have plenty of inspectors around here, as this is a busy area. They said that our 2 year old roof needs replacing, our one year old HVAC is improperly installed, and that our perfectly working septic system also needed to be replaced along with lots of other newer items. I guess they wanted to knock the price down $50,000 or maybe a lot more. .... I said "No Way" to lowering the price and or replacing brand new or newer items that are in perfect working order.... They terminated the contract a few days ago and the listing agent terminated the listing agreement. There was a communication meltdown..... I feel like I dodged a huge bullet and learned not to trust the buyers or my listing agent, in other words, don't trust any of them.

Should I study up and learn how to sell the home myself or try hiring an agent again? ...... It really feels like they have a racket going on, getting an out of town inspection team to find lots of things wrong with brand new perfectly working items, then saying that everything needs to be replaced. The home is in really nice condition as we have been working on it and updating it. We feel like two complete idiots taking so much bad advice from our agent. I actually think that that our listing agent was working together with the buyer, the buyers agent, or both, but not totally sure? ... He just seemed pretty shady from the start and refused to answer some of our questions on our emails. If we do a FSBO, we will watch as many videos and read as many thing as we can over the next few weeks. I really want to know what to do and what not to do.

Also, what company, or how do we get our home placed on the MLS? … I heard that there is flat fee services but you have to be careful which one to choose. How much should we offer the buyers agent? … Would they take 2% or 2.5%?
