Financing and starting out in realestate

David R Beyer
Posted

I am looking for a good source of information for the business aspect of realestate investing. Like how to structure and run a business, what the difference is between loans such as DSCR, balloon, and so on. Any information is helpful. I am primarily looking for good books on the topic. I am also interested in taking a course on realestate investing. Thanks in advance!

You'll pick this up fastest by breaking it into two parts: learning the business fundamentals and learning the financing mechanics. For business structure and operations, books on small-business management and entity structuring are more useful than real estate specific ones. For lending, focus on resources that clearly explain how DSCR loans, portfolio loans, balloons, and recourse vs. non-recourse work in practice.

Courses can be helpful, but the best ones walk you through real numbers, deal flow, and lending scenarios, not just theory. Pair that with a few solid books and you’ll get the full picture of how to actually run the business, not just buy a property. Check out these books I think they will be very helpful for you. ABCs of Real Estate Investing by Ken McElroy, and The Millionaire Real Estate Investor by Gary Keller.
